Always Get a Quote Before Doing a Home Extension

Jul 10, 2015

Second storey additions and home extensions can be tricky for Perth area homeowners. There are a lot of builders to choose from, but choosing the wrong builder can be an exercise in frustration. As far as we’re concerned, it is crucial that you choose an experienced, reputable builder who specialises in home renovations, home additions and home extensions, especially in the Perth area.

There are many factors to consider when choosing the right builder. One of the most important is to get a quote. You need to know how much it is going to cost and how long it is going to take to get the work done. Remember though: you have to choose a builder that can build the extension they are agreeing to build at the agreed upon price and finish it by the due date.

Here’s how it works, from when you first decide to extend through the day you sign on the dotted line.

What Do You Really Need?

First of all, how much more living space do you need? How many more bedrooms and bathrooms? Do you need a living room? A home office? A recreation or family room? How about a modern alfresco living area or a patio?

Second Storey Addition or First Floor Home Extension?

Now you have to choose between building up or building out. If you have a large land block, building out is probably better. If your block is smaller and you don’t have enough room to build out, then building up makes sense. If you have a scenic view that could be enhanced by a second storey addition, that’s another good reason to build up.

Finding the Right Builder

Once you have made the decision, it’s time to look for a builder. Make sure it’s someone who specialises in extensions, renovations and additions. It takes more talent to build an extension or addition than it does to slap up a spec home. Consequently, you can’t just hire a builder who specialises in new homes and expect them to do a great job extending or adding to yours.

Your builder should also be able to help you with getting the permits and clearances from your local council and anyone else who has a say.

Getting a Quote

When you have decided what you need, call a builder and ask some questions to make sure they are right for you. Make sure they are licensed and insured. Make sure they have experience in project management. Ask if you can see examples of recently completed projects. At the very least, they should have references and testimonials.

Then, you will want a quote of exactly what they will do for you, how long it is going to take and how much it is going to cost.

Why Choose Next Level Extensions?

At Next Level Extensions, we have more than 70 years of combined home renovation experience. It is our life, our passion and our specialty. We have the finest people in the home renovation industry at your disposal.

It starts with award winning home renovation designer, Max Sardi. Mr Sardi will give you a free consult. During the consult, you tell Mr Sardi everything you need. If you have drawings, bring them along. He will give you an estimate of the costs. If you decide to go ahead, it’s time for the design phase.

During the design phase, Mr Sardi will measure your existing home. He will then draw up plans for your extension or addition based on what you requested. Then, he will meet with you again to discuss those plans and see if you are ready to go ahead. Once you agree, Mr Sardi will present you with a fixed price contract telling you exactly how much it is going to cost.

We provide engineer’s drawings, a 3D perspective and submit your plans to local council and other regulatory bodies for approval. Then, we help you select tiles, fixtures, fittings and other materials.
