Don’t Make These Home Renovation Mistakes

Aug 14, 2015

As a firm with more than 70 years of experience in providing home renovations in the Perth area, we have seen every home renovation mistake a homeowner can make. Sometimes it’s a big mistake and sometimes it’s a small mistake, but they always have two things in common: they can cause damage to your home and you don’t have to make them.

Here are the most common home renovation mistakes that we have seen firsthand and heard about from our Perth area clients who come to us for repairs.

Failure to Prepare Properly

If you are going to do your renovation correctly, so it increases the value and living experience of your home, you have to prepare for it. You need to get together with your contractor to make sure your plan is specific. You should have a contract detailing exactly what will be done, how much it will cost and when it will be finished.

When the plan is correct, it’s simply a matter of executing the plan.

Buying Materials Too Early

I know it’s tempting to try and take advantage of sales, both local and online, to obtain a discount on materials you may need. However, this is often a recipe for disaster. First, always have a plan and full measurements so you know exactly what materials you need. This includes appliances: an appliance that is too large to fit into the space you have for renovation is a waste of money.

Ignoring Compliance Issues

In the process of renovation, builders often find that the wiring, plumbing or structure of a home is non-compliant or in need of repair. If you ignore these issues and build over them, it can cause you to tear down walls later. Bad electrical work can even cause a fire. Repairs can add to your initial costs, but they can save you a lot of money down the road.

Cutting Corners

At Next Level Extensions, we would simply call this “shoddy workmanship” and “unacceptable.” Some renovation builders like to cut corners to save on materials and get the job done more quickly. This is never a good idea. Cutting corners now usually means you have to make repairs down the road.

Cutting corners can also result in a renovation job that looks “OK,” but not one you are really proud of. Anything worth doing is worth doing right the first time.

Unlicensed or Inappropriate Tradies

Make sure that everyone who does anything in your home is licensed. You don’t want a builder to do your electrical, HVAC, gas, plumbing or asbestos removal. Always make sure your contractor hires people who are fully qualified to do specialised jobs when renovating your home.

DIY

Unless you are a professional, DIY is usually a terrible mistake when renovating your home. It is always best to leave all structural work to professionals. Professionals have experience, knowledge and better tools on their side. You simply can’t afford to trust your home to amateurs, even if one of those amateurs is you.
